I know we have a realitor in my local BMW CCA chapter. He drives...

...a new M3. Tells me he either does extremely well, or has zero idea how to manage his money. I'm thinking the former...

If you sell a $300K house and only get your half (3%), you're still taking in $9K. You sell two of those/month, you're taking home $18K. That's $216K of income/year.

Sell one $500K house, and 3% bumps to $15K. The seller is paying $30K for the privilege to use that service. There is no way you can convince me that both realtors earned a total of $30K on that sale. From my observations of a couple of home purchases/sales, typical realtors probably put in about $500 of work combined.

Are 95% of realtors overpaid? You bet ya! I've only had one that was worth every penny of his commission.
